Community Spotlight with Shardé Nix at Tidewater

Our advice is to find Tidewater’s new homesites along Clapboard Creek. The community features beautiful oak trees and amenities such as a swimming pool, fitness center, playground and basketball court.

“The majority of my homesites are on the water, 98 percent of them,” Nix says “And they’re estate-sized homesites. So I start at 80 feet. Very opens in a new windowwalkable community, family-oriented kind of feel.”

The community is also a convenient 10-minutes to Jacksonville International Airport, and dining, shopping and entertainment options in River City Marketplace.

Go fish

Nix says current Tidewater residents tell her of numerous fishing holes around the community, and she now can attest to this after working with a prospective customer and fishing enthusiast.

“I was showing one of the homesites and a fish jumped out of the water, like it was right on cue,” she says. “And he joked, said, ‘Stop it with the electric fish,’ and I said, ‘I swear it wasn’t me.’ Great idea. but I don’t know how electricity would work with water.”

Personal motivation pulled her to real estate after she’d pivoted from an insurance career — “I didn’t love my experience when I bought my first home” — and now Nix works hard to provide prospects with a positive experience.

“I love working for a builder because I love the structure,” she says.

Tasked with impending Tidewater homesites in December, she built momentum as the new phase came on line. Nix now has a new model home to showcase, thanks to a recent grand opening.

Nix enjoys using her personal accounts to reach potential Tidewater customers.

“I’m really good with the social media so I’m telling everyone with ears!” she says, adding that she’s received positive responses. “I’ve got people who blast and share news who have good audiences. And Realtors help tremendously.”
