Seeking a destination home in northeast Florida? One with amazing amenities and a relaxed, yet exclusive environment? You want Amelia National Golf & Country Club in Fernandina Beach, where Juliana Toohey will help you find your way home.
“We’ve been rocking and rolling,” she says, counting down homesites thanks to an active real estate market and folks from larger, urban, east-coast areas seeking a new custom Florida home.
“Definitely a lot of New Jersey, New York, Connecticut, and Virginia,” Toohey says “And then I’m getting people within the community looking for resales. They’re able to sell their homes because of the seller’s market, and to move to larger, or sometimes smaller, homes.” Toohey is helping Amelia National homeowners upgrade or downsize, depending on their lifestyles or needs, into their new dream home.
Toohey reminds us Amelia National is the only guard-gated, golf-course community in Fernandina Beach, and that non-golfers are eager to enjoy the community’s French Provincial clubhouse, swimming pool, tennis center, fitness center, and social membership.
Juliana Toohey is also good at orienting new Amelia National residents.
“I live locally and it’s a wonderful community,” she says. “And talking about the area is easy because I live it too.”
Speaking of living local…
Ask about the dogs
Not long ago, the Toohey family pets — English bulldogs Louis and Coco — co-starred with Juliana in sales videos for Amelia National. “Two Minutes with Toohey & Louis” is a fun take on the community.
Of course, Louis wins the too-cute award, but “sis” Coco also makes a cameo. Check them out in the video below! (Don’t worry, Two Minutes with Toohey and Louis can be watched in any order. But, if you want to start at Episode 1, click here.)
“A lot of people here don’t have the two-legged children anymore,” Toohey says of Amelia National customers. “They have the four-legged kind and I’d have people come in and say, ‘Where’s Louis?’ So I knew they’d watched the videos.”
Real talk time
A seven-year ICI Homes sales veteran at Amelia National, Juliana Toohey offers prospective residents this scouting report.
The Tom Fazio-designed golf course is the community’s crown-jewel feature, but the opportunity to craft a special home in a special place is equally alluring. The forested setting boasts serenity and convenience.
“You’re away from the hubbub,” Toohey says. “It’s 20 minutes to the Jacksonville airport, seven miles to the ocean, and a great little downtown area in Fernandina Beach with its twinkle lights — a $15 Uber to go to dinner.”
“I love my job,” Toohey says. “I love helping people find their home — my buyer is not usually a first-time home buyer — this is not usually their first experience. They’re a little savvier a buyer. Sometimes it’s a dream home or a retirement home, but it’s still fun to work with people, help them select the floor plan, and customize it to fit their needs.”
