Townhomes are a great option for many buyers in today’s residential real estate market, and recent statistical analysis by the National Association of Home Builders confirms it. In a January 2026 report, NAHB researchers found that the four-quarter moving average market share of townhomes is the highest on record, per data dating to 1985.

Number crunch

The NAHB report above focused on results of single-family residential construction during the third quarter of 2025. Researchers analyzed U.S. Census data of “Starts and Completions by Purpose and Design.”

They discovered that townhomes under construction rose in the single-family construction market share category during Q3 2025. For clarity, townhomes are considered “attached” in the language and data examined by NAHB researchers (ICI Homes builds four townhomes in each townhome building, for example).

During this Q3 2025 analysis, there were 46,000 single-family “attached” starts. Over the past four quarters, there 179,000 townhouse construction starts — one percent higher than the previous four-quarter period, which totaled 177,000.

More wow factor from this NAHB analysis — townhomes accounted for nearly 20 percent of all single-family housing starts in Q3 2025. And, using a one-year moving average, new-construction townhomes contributed 18.7 percent of all single-family starts for Q3 2025.

Per the report, “With gains over the last year, the four-quarter moving average market share is the highest on record, for data going back to 1985.”
