Two master-planned communities in Florida where ICI Homes is a preferred builder are thriving sales-wise and we can’t wait to tell you about them. 

Silverleaf in St. Augustine and Wellen Park in Venice both rank in the top 10 of RCLCO’s mid-year ranking of the United States’ top-50-selling, master-planned communities.  

 RCLCO (Real Estate Consulting) is the California-based real estate consulting firm that produces each year’s semi-annual and annual roundup of the country’s top-selling master-planned communities.

Wellen Park, where ICI Homes soon will begin building in the Palmera at Wellen Park neighborhood, is No. 6 on the mid-year list.  

Silverleaf, where ICI Homes is building in the Courtney Chase and Courtney Grove neighborhoods, is tied for the No. 9 spot with Mirada, in San Antonio, Florida.   

 The top seller? The Villages, an age-55-plus community in central Florida. The top-selling community for all ages is Lakewood Ranch in Sarasota, ranked No. 2 on the mid-year list.

 RCLCO researchers have conducted these mid-year (July) and annual (January) sales rankings since 1994. To do so, they examine sales data from top-selling communities in each U.S. state. The results are a good barometer, particularly as master-planned communities rise in buyer demand. The mid-year 2024 data updates RCLCO’s 2023 annual rankings and reveals that buyers seeking new construction remain enthusiastic about master-planned communities.

2023 mid-year top-50 total sales: 19,323 

2024 mid-year top-50 total sales: 19,256 

 That -0.3 percent drop from 2023 is a blip, right? It won’t be a surprise if 2024 annual numbers compare favorably to 2023, but if you’re searching for a new custom Florida home and are aware of the today’s ever-fluctuating market conditions, fear not. 

RCLCO’s research indicates supply and demand for master-planned community homes remains strong for buyers and builders — a hopeful sign that the residential new-construction industry is making a dent in the longterm U.S. housing shortage.  

Many master-planned communities feature versatile single-family homes and townhomes of all sizes and price ranges. This broad appeal can be unbeatable when coupled with popular resident amenities such as swimming pools, playgrounds, resident clubs and walking trails.
