If you’re seeking a new custom Florida home — especially for the first time — you’re probably researching a lot about today’s residential real estate market.
Doing your homework is smart. Believing everything might not be, especially sources that cast townhomes as glorified apartments rather than an excellent choice for a variety of homeowners.
We at ICI Homes have built new custom Florida homes all over the state for 45 years and townhomes have long been an important part of our repertoire. They’re a perfect solution to innumerable stages of life, budgets and households, not to mention an exceptional value in varied market conditions.
So, join us for some true-false fun as we dispel common misconceptions about townhomes.
Shared walls = noise
Today’s cutting-edge materials and airtight construction techniques provide serenity and privacy in every ICI Homes townhome, even in interior floor plans with shared walls on each side.
This helps mitigate noise risks from foot traffic, household appliances and daily life in general.
We also build townhomes only four to a building, which further enhances privacy and serenity, giving potential townhome buyers additional reassurance — even if the Rolling Stones suddenly retire next door!
Cramped floor plans
So untrue! ICI Homes’ latest generation of townhomes sport square footage equal to many of our smaller single-family homes. Plus, they’re equally versatile. We build one-level and two-level townhomes, and design new townhomes unique to their master-planned community.
Consider our perennial customer-favorite Arbor and Blossom townhome series.
The award-winning, one-level Arbor III floor plan is 1,643 square feet with two bedrooms, two bathrooms and a two-vehicle garage.
Our two-level Blossom II and Blossom III floor plans offer 2,097 square feet with three bedrooms, three bathrooms, an upstairs bonus space and a two-vehicle garage.
All ICI Homes townhomes include a covered, screened lanai for additional living space.
Not a comparable value to single-family homes
Another myth busted.
Buying a townhome is homeownership, which allows you to build invaluable equity, choose your design materials, customize your spaces, enjoy your community’s resident amenities, and reap your townhome’s market value if you sell it in the future.
Here’s one advantage townhomes have over single-family homes: a low-maintenance lifestyle.
Someone else (contractors hired by your homeowners association) mows grass, trims shrubbery and edges landscaping. All you do is admire it!
No outdoor living or yard space
Covered lanais for every townhome floor plan are only the beginning. We build townhomes in master-planned communities that we develop and those where we’re preferred builders, which means townhome owners enjoy all outdoor-recreation amenities available to every resident.
These include miles of sidewalks and trails, green spaces, pocket parks and playgrounds.
Where to find our townhomes
We’re building townhomes in these master-planned communities: the West End at Town Center neighborhood in Nocatee, Plantation Bay in Ormond Beach, at Woodhaven in Port Orange, near Daytona Beach, and at Verona Oceanside in Ormond by the Sea.
