Wellen Park is one of the region’s top master-planned communities and we’re excited to join its roster of preferred builders. Its Venice location is a new market for us, but not an unfamiliar one.
Known as Florida’s Custom Home Builder, ICI Homes has built thousands of new custom Florida homes all over the state for more than 40 years. We’re annually among Builder Magazine’s Top 100 Builders, and our Tampa Bay division is already active in many top-selling communities in West Central Florida. So our new Wellen Park project in Venice is a great introduction to the southern Gulf Coast region.
Plenty of site work and preparation awaits, but circle this new Wellen Park neighborhood name — Palmera at Wellen Park. It’s where ICI Homes will soon be building new custom Florida homes.

Meet Wellen Park and Venice
Wellen Park is located just west of Interstate 75, Florida’s north-south traffic artery on the Gulf Coast. Take the River Road exit a couple miles west and you can’t miss it. U.S. Highway 41 (also known as Tamiami Trail) bisects Wellen Park, making it even easier to get anywhere in the Venice area.
The town of North Port is Wellen Park’s northern neighbor. Beyond North Port, it’s only a few miles to historic downtown Venice’s shopping, dining and special events. Stunning Gulf beaches rim its coast, with all the swimming, shelling, sports and boating activities you can imagine.
Fun fact: Venice Beach is one of the U.S.’s top locations to find fossilized sharks’ teeth!
Why Wellen Park
It’s an expansive master-planned community with plenty of room to grow, yet a mature one with major amenities already in place. Downtown Wellen forms the community’s hub with shopping, dining and outdoor recreation. A full schedule of resident activities (yoga, dance, running groups, and more) center their meetups in Downtown Wellen.
The community also is close to numerous schools and educational sources, healthcare services, and the renowned arts and cultural activities of greater Sarasota County.
Amenities galore
Did you know Wellen Park is home to the Atlanta Braves? Their spring training site, anchored by Cool Today Park, is here. And other Major League Baseball teams’ training sites are convenient along the Gulf Coast.
Aside from Downtown Wellen, Wellen Park neighborhoods offer residential amenities that include resort-style swimming pools, residents clubs, and golf courses in some neighborhoods. Stay tuned for Palmera at Wellen Park’s amenity menu.
Wellen Park also offers miles of wide sidewalks and trails. Nearby is the popular multi-purpose Legacy Trail that spans Sarasota and Charlotte counties. Myakka State Forest, with its 40 miles of trails, is another go-to recreational destination.
