Drum roll, please! ICI Homes is coming to a new location on Florida’s central west coast.
We’re now a preferred builder at Waterset in Apollo Beach, on the south side of the Tampa Bay region. ICI Homes isn’t new to this part of Florida’s Gulf Coast. We already build in multiple top-selling communities on the north and west sides of the Tampa Bay metro area.

Find Waterset
Waterset is a mature — and still growing — master-planned community only 16 miles south of Tampa Bay. It’s easy to reach from Interstate 75, Florida’s north-south traffic artery on the Gulf Coast.
Whether you’re heading south or north, take the Big Bend Road exit. Head west. Turn left at the traffic signal at Waterset Boulevard and head south. You’ll drive right to Waterset’s front door.
Start at The Landing Club & Information Center at 712 Sail View Lane. It anchors the community’s prodigious resident amenities and is a good spot to begin your exploration.

What Waterset offers
When we say Waterset is mature, we mean it. Its 2,300 acres encompass multiple neighborhoods, amenity centers, resort-style swimming pools, playgrounds, community parks, a splash park, more than 12 miles of recreational trails, and the new SouthShore Sportsplex athletic fields and facilities.
It’s also close to Apollo Beach Nature Preserve, a Hillsborough County Park that offers beautiful Tampa Bay vistas, hiking trails, birdwatching and other outdoor activities.
What you can expect from us
At Waterset, we’re offering six floorplans ranging from more than 3,000 to 4,000 square feet. Our Waterset model home, the Kelli, is in progress. It’s a one-level, four-bedroom, three-bathroom, three-vehicle garage plan with an owner suite, covered lanai, and an optional second floor that contains a fourth bathroom and bonus room.
As with all our award-winning floor plans, the Kelli features open living and social spaces that incorporate kitchen, dining and lounging areas.
All ICI Homes plans also come with flex space. So have that home office, craft room or family activity room! We also offer a complimentary customization meeting to all prospective customers. One of our floor plan designers will tweak a plan to your needs, or help you select one that suits you.
