ICI Homes has built thousands of new custom Florida homes all over the state for more than four decades. We’re active in our headquarters division of east central Florida, plus our north Florida, Gainesville and west Florida divisions.

SilverLeaf in St. Augustine
Slightly north of beautiful historic St. Augustine and convenient to Interstate 95, Silverleaf is large master-planned community with plentiful resident amenities. ICI Homes is one of SilverLeaf’s preferred builders, and our work here opened to the public in mid-October 2022.
We’re building on 50- and 60-foot lots in SilverLeaf, with plenty of floor-plans choices ranging from 1,872 to nearly 3,200 square feet. Explore our Serena (50-foot lots) and Costa Mesa (60-foot lots) models virtually, online or in person.
Seven Pines in Jacksonville
A joint development between ICI Homes and David Weekley Homes, the new Seven Pines community is one of the newest communities in Jacksonville. Seven Pines also opened to the public in mid-October 2022. Encompassing hundreds of acres that were stewarded for decades by Jacksonville’s Skinner family, Seven Pines offers a spectacular setting for outdoor recreation and a full menu of resident amenities.
ICI Homes features all-new floor plans for Seven Pines. Those include 40-foot, 60-foot and 70-foot, alley-loading homes, and 60-foot, front-loading homes. Check out our Eastport, Duval, Braddock and Davenport and Palos Verdes models here.
Middlebourne in St. Johns
Nestled between I-75 and the St, Johns River in northeast Florida coastal woodlands, Middlebourne offers quick access to Jacksonville to the north and St. Augustine to the south.
Middlebourne opened to the public in late October 2022, and ICI Homes is building on 50- and 60-foot lots here. With six floor plans available for each lot size, you’ll find the one for your new custom Florida home. Check out our Aiden and Palos Verdes models.
Persimmon Park in Wesley Chapel
ICI Homes’ Phase 2 offering in the Persimmon Park neighborhood of Wiregrass Ranch have recently opened. Wiregrass Ranch is one of the Tampa Bay region’s most popular master-planned communities, providing a convenient location with shopping, dining, and more.
Silverleaf is large master-planned community with plentiful resident amenities. ICI Homes is one of SilverLeaf’s preferred builders, and our work here opened to the public in mid-October 2022.
