Jacksonville poised for “Supernova” Growth

The Kennedy Space Center in Brevard County is known as the centerpiece of Florida’s “Space Coast.” But did you know Jacksonville recently received astronomical recognition of its own?

The 2022 version of the Urban Land Institute’s annual “Emerging Trends in Real Estate Report” included Jacksonville as one of five metro areas it calls “Supernovas.” Jacksonville poised for “Supernova” GrowthIt’s a new designation for this report, and one that spotlights the rapid business and economic growth of certain smaller U.S. cities.

Per the Urban Land Institute, five cities — Austin, Texas; Boise, Idaho; Jacksonville, Florida; Nashville, Tennessee, and the Raleigh/Durham metroplex in North Carolina — are experiencing a positive explosion in lifestyle, employment and tech-sector growth as we head toward 2022. That meteoric rise earned them “Supernova” status within the report’s larger “Magnet” city category.

Abundant white-collar employment and economic diversity were also cited, as was attractive real estate opportunities. At 875 square miles, Jacksonville is Florida’s largest city. It’s also a major port on the eastern seaboard, and the business hub of northeast Florida.

What does this mean for prospective home buyers in Jacksonville? We’ll tell you below.

Growth fuels optimism

As we’re emerging from the COVID-19 pandemic, the increases in work-from-home opportunities means more people moving somewhere that supports a desired lifestyle.

Outdoor recreation and green spaces are more important, as are residential-construction trends such as home offices, remote learning areas, and larger kitchens and outdoor living spaces.

Jacksonville, with its temperate climate, nearby Atlantic beaches and municipal, state and national parks, is that kind of place. The area has seen a significant influx of new residents pursing an active lifestyle in a beautiful region, and Jacksonville’s business, economic and real estate health have boomed.

The bottom line? The Urban Land Institute citing Jacksonville as an economic, investment and development “Supernova” formalizes the area’s ongoing growth, and its continued rapid recovery from pandemic effects.
