Are we setting some hooks? You bet, but we’re excited that our new work in Wellen Park’s Palmera neighborhood is speeding along. It’s our first project as a preferred builder in Wellen Park and on Florida’s southwestern Gulf coast, and soon we’ll have completed model homes and inventory homes for you to browse and be inspired by.

It’s nationally ranked
Sited in North Port, just south of Venice, Wellen Park ranked No. 6 in RCLCO’s year-end 50 Top-Selling Master-Planned Communities of 2024.
The California-based real estate consulting firm known as Real Estate Consulting produces semi-annual and annual roundups of the top-selling master-planned communities in the U.S.
(And a shout-out to Silverleaf near St. Augustine in St. Johns County, which captured the No. 8 ranking. It’s another major community where ICI Homes is a preferred builder).
Interesting fact: Florida communities led RCLCO’s rankings with 38 percent of all 2024 sales.
It’s expanding
Wellen Park officials recently announced a Phase 2 expansion of Downtown Wellen, the community’s dining, retail and services hub. It will add 44,000 square feet to an already busy town center where residents meet to shop, dine and celebrate.
Part I involves pair of two-level buildings featuring office space on upper levels, and restaurants, businesses and services at ground level, including outdoor dining. Stay tuned for tenant announcements, but expect boutique businesses specializing in clothing and pets, a hair salon, a Pilates studio and an optometrist office, among others.
Part 2 brings a boutique hotel and extra parking to Downtown Wellen.
Expect this Phase 2 expansion to open in early 2026. Find it on Wellen Park Boulevard, next to Villani & Co. and Foxtail Coffee, and near the Tropia luxury apartments.
A growing event calendar
Several new events were added to Wellen Park’s calendar in 2024, and expect that number to grow with the community.
Wellen Park residents already have enjoyed the inaugural Weekend of Art performing and arts festival in mid-February. In November, it was the inaugural Wellen Park Wine Festival.
A sample of returning events reveals the third annual Wellen Park Half-Marathon and 5K scheduled for March 15, with the third annual Great American Picnic projected in June.
