The community of Brown’s Landing in Port Orange is a true enclave. It’s tucked on forested acreage where peace, quiet, and chirping birds are your everyday soundtrack.
But, here’s the true beauty for potential ICI Homes customers at Brown’s Landing:
“It’s the only estate-level community selling in Port Orange right now,” says sales associate Jeff Moore.
He should know! Moore is your go-to for exploring home ownership at Brown’s Landing, and his advice is not to wait if you’re interested in this exclusive, gated community.
Here’s more on the sales associate who knows all things Brown’s Landing.
Jeff Moore: an experienced, enthusiastic guide
A Washington D.C., native who spent his formative years in the Daytona Beach area, Moore has been licensed since 1999 and specializes in new homes. He’s in his ninth year with ICI Homes, and has concentrated on Brown’s Landing since February.
“I haven’t quite seen anything like this year,” Moore admits of 2020’s global health crisis and challenges. But, with the robust real estate market, he’s busy helping buyers locally and virtually. In fact, he didn’t pause much during spring quarantines.
In April, an out-of-state couple relied on Moore to buy their new Brown’s Landing home without seeing it in person until their closing.
In fact, Moore wonders if he made ICI Homes’ first virtual sale!
“I made a lot of videos,” he says, chuckling. “I crawled up the attic, opened up every drawer, cabinet door. It took a bit of effort, but we got it done. They were so sure of it, they didn’t do the (initial) walk-through. They had a family member do that.”
What makes Brown’s Landing unique
“This is a high-level estate development,” Moore says, explaining that while Brown’s Landing does not have community amenities, there are many unique advantages to living here. The community is gated and offers oversized homesites nestled among a peaceful setting with ancient oak trees and natural wildlife.
Brown’s Landing residents enjoy 100-foot-wide homesites that fit larger homes, side-loading garages, and circular driveways. Per Moore, the most popular floor plan is the 3,447-square-foot Isabella (also the model home).
“Here, most people build their own pools,” Moore says.
They also bring toys.
“Being able to customize a garage height to accommodate a boat or RV, that’s a big one for me,” Moore says. He cautions that not every Brown’s Landing lot and floor plan will hold an RV, but with ICI Homes’ focus on customization, don’t hesitate to ask him.
“Boat storage is costly,” says Moore, a veteran boat owner. “It’s more cost-effective to keep a boat if you can store it. We can actually build a garage for it — tell me how high — and I can make it happen.”
